In 2005, Mill Creek Residential Trust (MCRT) entered into a joint development agreement with WMATA to develop approximately 15.4 acres of land near the Dunn Loring Metro Station (Orange Line).  The result is a lively mixed-use center at the station.

A portion of the site was sold to MCRT and in 2015, construction of Modera Avenir Place, a 628-unit residential apartment building, and 65,000 square feet of retail including a Harris Teeter grocery store was completed.  On land WMATA has leased to MCRT, 60,000 square feet of neighborhood shops wrap a new Metro parking garage to create an urban streetscape along Avenir Place.

Dunn Loring Metro facilities include:

• 1,963 new and replacement parking spaces in a Metro garage
• 37 Kiss & Ride parking spaces are located in a lot at the station entrance
• Relocated and expanded replacement bus bays and layover spaces
• Improved and safer bicycle and pedestrian connections from the surrounding community
