Metro, state, county officials moving forward with Maryland development projects


New Carrollton, Wheaton Metrorail stations slated for transit oriented development

Metro, the Maryland Department of Transportation (MDOT) and Prince George’s and Montgomery County officials are moving forward with transit oriented development projects around key Metrorail stations in Maryland.

Metro’s Board of Directors approved two items at its July 22 meeting in support of development projects at the New Carrollton and Wheaton Metrorail stations. Metro has been working closely with state and county leaders to develop plans for the stations.

The Board authorized staff to execute a Memorandum of Understanding (MOU) with MDOT to seek a private team to plan and construct a transit oriented development on 16 acres of state-owned land and 25 acres of Metro-owned property adjacent to the New Carrollton Metrorail station.

“Working with Prince George’s County and MDOT, Metro will lead an effort to select a developer using Metro’s Request for Qualifications (RFQ) process,” said Steven Goldin, Metro’s Director of Real Estate. “This process is important because there are many open items to be resolved, including: possible expansion of the New Carrollton Metrorail station; determination of the number and location of bus bays to accommodate future growth; integration of the Purple Line; and location of new streets and open spaces.”

Plans for the New Carrollton area call for more than 6.1 million square feet of new commercial office and retail space and 5,500 residential units.

In addition to the New Carrollton item, Metro’s Board approved the selection of the B.F. Saul Company to plan and develop land at the Wheaton Metrorail station. The selection is the result of a joint offering with Montgomery County. Before any development rights are transferred, the B.F. Saul team will participate in a planning process along with Metro and local stakeholders to create a redevelopment plan for portions of the Wheaton Triangle that will advance the community’s development vision.
