Metro Board to consider development at New Carrollton and Takoma stations


Transit-oriented development would promote ridership and add residential, retail space

Metro’s Board of Directors are slated to advance long-awaited transit-oriented development projects at New Carrollton and Takoma stations during its Planning, Program Development and Real Estate Committee meeting on Thursday, March 12.

Metro staff will seek approval to execute a joint development agreement with New Carrollton JV, LCC, a joint venture between Forest City and Urban Atlantic, to develop land around the New Carrollton Metrorail Station. The Board is also scheduled to advance the Takoma development project into the District of Columbia’s zoning process, following last summer’s compact public hearing.

At New Carrollton, New Carrollton JV, LCC has proposed a large, multiphase, mixed-use development with 800,000 square feet of residential, 135,000 square feet of retail, 800,000 square feet of office and 150,000 square feet of hotel space. Improvements to existing transit facilities would include a new bus loop and Kiss & Ride facility to relieve traffic congestion.  

TakomaAt Takoma, TM Associates, LLC plans to develop a transit-focused, multifamily residential project on approximately 2.9 acres of the 6.8-acre site. The development would also relocate and reconfigure the existing Kiss & Ride lot and increase the capacity of the current bus loop. 

The approval to execute on the joint development agreement for New Carrollton, as well as measures being taken to advance Takoma development, builds upon a series of major initiatives to promote Metro ridership and advance transit-oriented development projects across the region.
